A Blog From A Dog: 4 Features That Home Buyers Want

Dear Humans,

There is something vitally important that you must know! Namely, the misconception of the so-called “dog house.” While the phrase “dog house” conjures up pleasant images of a small dog-sized house, complete with a never-ending dog bowl, a super comfy bed, and even beef-scented air fresheners, this could not be farther from the truth! A real dog house is actually a place dogs are supposed to go when they have done something “bad” (like, for example, eat an entire meatloaf off of the kitchen counter). I know, I was shocked when I found this out too!

Therefore, in response to this terrible atrocity, I have decided to re-imagine the typical doghouse. Instead of a small and sad hut-like structure, I believe that the modern dog house should look elevated like this mid-century ranch house (*hint* *hint* Debbie! My birthday is coming up soon). Moreover, the modern dog house should have modern features to go with it, like landscaping!

In this way, I think that humans and dogs are very similar, because both of our species want certain features from our homes and are willing to pay for it! A home with the right features that has been updated will fetch a much better price on the market than a dated home. Therefore, making small upgrades over time serves a homeowner immensely because keeping a house up-to-date can be financially rewarding when it comes time to sell the home. Keep reading to discover the 4 features that home buyers really want!

  1. Patio

If you have a backyard area with extra space, consider updating it to include a patio! 87% of buyers want this feature, and it can cost about $950 per 120 square feet for a concrete patio.

  1. Ceiling Fan

According to the National Association of Home Builders’, ceiling fans were the most-wanted decorative home feature by potential buyers. 89% of buyers want this feature, and the cost to install is approximately $631 per fixture with light kit and remote control.

  1. Exterior Lighting

Many home buyers (92%) want exterior lighting! The cost to install this can range from $65 to $132 per feature, but it can make a real difference on capturing potential buyers’ attention before they even enter the home itself.

  1. Laundry Room

A laundry room is a highly desirable feature in a home! 92% of buyers want this feature. The cost to install can range from $1,000 to $10,000 depending on the project, but if you don’t have a separate room to spare for laundry, consider adding laundry machines in the basement!

In conclusion, if you have the time and money, it might make financial sense for you to update your home a little before you put it on the market! There are many cheap ways to update your home, such as repainting certain rooms or adding window treatments, so you really have many options.
